Rental Requirements

  1. ALL APPLICANTS MUST BE 21 years of age or older, other than dependents of the applicant.  We do not accept co-signers.  No sub-leasing / subletting.  No Airbnb.

  2. We will do a background check, credit check, if applicable, an employment verification, and if applicable, a rental verification.

  3. We will verify your source of income – income must double the amount of rent for the requested apartment home of your choosing.  Acceptable forms of income are job salary, SSI, disability, child support, or alimony.  We DO NOT accept cash jobs, student loans, and financial aid support as forms of income.  You must have been in your current job for 6 consecutive months or longer.  Under 6 months is not considered a rejection, but may require an additional deposit. Temp agencies may require an additional deposit.

  4. Following the HUD Occupancy Standards is generally based on the two (2) persons per bedroom rule, which is a starting point and not a rigid law. The reasonableness of an occupancy policy can depend on specific factors, such as the size of bedrooms and the unit, and the number of occupants. All bedrooms with one person should have at least 70 square feet. Shared bedrooms must have at least 50 square feet per person. Kitchens and other non-habitable rooms cannot be used as bedrooms.

  5. All occupants over the age of 18 must have a background check. Additional fees will apply.

  6. The background check must come back free of any felony convictions and/or any drug misdemeanors within the past 10 years, at the manager’s discretion. (You will be required to sign the "Crime Free" & "Drug-Free" Addendum to the lease agreement if you choose to lease with us.  One violation of these may be grounds for immediate eviction & termination fees.)

  7. All occupants and leaseholders must be listed on the application.  Failure to list them may be grounds for eviction and termination fees equal to 2 months' rent, should you lease with us.

  8. False information on the application is automatically declined. Any false statement will result in the immediate cancellation of this application and the ensuing lease. If bringing animals, please abide by our Animal Policy before applying.

  9. Bankruptcy, foreclosure, repossession, low credit score, or no credit, etc, may require an additional deposit up to the rejection of an application. (With the manager’s discretion.)

  10. We may not accept any evictions still owing to the management company/property owner.

All approvals/rejections are up to the manager’s discretion.
