Animal Policy

Below is a copy of Richardson Properties, Inc., Animal Agreement Policy for having an animal live and/or visit your apartment.

Applicant/Resident agrees to:

1)  pay immediately for any damage, loss, or expense caused by the animal, and, in addition, the Resident will add $500.00 to the Resident's Non-Refundable Animal Fee.

2)  pay a monthly animal fee of $25.00 per month, per animal.  Maximum of two (2) animals.   NO VISITING ANIMALS!

3)  that certain breeds of dogs are not acceptable and must be approved by the office and/or doctor first.  These breeds are Boxers, Dobermans, Rottweilers, Pit Bulls, Stafford Shire Terriers, German Shepards, or any mix or type of these breeds.  No animals over 20 lbs. (if applicable)

4)  secure their animal(s) when maintenance service is requested.  Maintenance and/or Management will not enter an apartment if the animal is not secured.

5)  do not leave animals outside your apartment unless they are on a leash. NO EXCEPTIONS!  Animals may NOT be left outside, on balconies or patios at any time.  Do not leave food or water for the pet/animal, or any other animal, outside the dwelling.  Do not feed outdoor stray animals, such as birds, squirrels, rabbits, or any other stray animals.

6)  be charged $25.00+ for animal waste removal if you are found leaving animal/pet waste on the grounds.  The waste may be disposed of in trash containers.  Please put it in a bag and seal it first.

7)  take your animal, on a leash, to use the bathroom in one of the many fields around Richardson Properties, Inc.  NOT in, or around, the playground area.

8)  keep the animals) under control at ALL times.

9)  keep the animal(s) from causing any annoyance or discomfort to others and will remedy immediately any complaints made through the Management.

10)  do not leave the animal unattended for any unreasonable periods.

11)  get rid of the animal's offspring within eight (8) weeks of birth.

12)  supply Richardson Properties, Inc. with a Valid Doctor's Note to keep for our records if the animal is used for medical reasons.  See KRS 383.085 for Service and Emotional Support Animals. Service animals and/or Emotional Support Animals may be checked and must be registered with PetScreening.  Applicants bringing a service animal or an emotional support animal must have a valid doctor's note dated prior to applying. Those who falsify this information will be turned over to the authorities and are subject to fines of $1,000+.

 

If we find you have an animal in your apartment and you have failed to contact and notify the office, all fines will be due before we accept rent and/or up to eviction.  Breaking these policies may result in the termination of your lease.  If you are found to have an unregistered animal, your lease may be terminated, at which time you will be responsible for all penalties and charges of early termination.

We do participate in the Poo Prints Program.
